General Guidelines for Buyers:

Conventional Financing:

  • Minimum Percent Down: 3% Down
  • Credit Score: 620 or higher
  • Maximum Sellers Concessions:  3% less than 10% down / 6% between 10% and 25% down / 9% over 25% down
  • PMI with less than 20% Down

FHA Financing:

  • Minimum Percent Down: 3.5% Down
  • Credit Score: 620 or higher is strongly recommended for pricing. Other Possible options with pricing adjustments.
    • 620-580 or higher with 3.5% down
    • 500 or higher with 10% down or more (Not guarantee
  • Maximum Sellers Concessions: 6%
  • FHA funding fee

VA financing:

  • Minimum Percent Down: 0% Down
  • Credit Score: 620 or higher for standard pricing
    We’ll go down to 550 on VA but again same as applies to this lower credit score bucket, pricing will be higher and will need some good compensating factors, it’s not a guaranteed approval just because you have a 550 or higher, it’s just possible.
  • Maximum Sellers Concessions:  4% is the posted concession guidelines but you can get over (I’ve got up to 6% before)
  • VA funding fee

USDA Financing:

Down Payment Assistance Programs:

    • Could get 5% or 25k toward closing costs
  • First Time Home Buyer Program with a local Credit Union
    • $3k towards closing costs
    • No PMI
